Almost all the houses on this site are owned by us and some of our
friends.
Initial reservation
When you make an initial booking and we receive your completed booking form will give you a quick reply within 12 hours. The property will be held for 48 hours to give you time to pay the deposit or full payment of the fee (depending on the time of booking) if no payment is received within 2 days the property will be considered available for other customers.
Booking Form
Once we receive your completed booking form, signed with the deposit or full payment of the fee your reservation is confirmed. Until that time no contract or agreement shall be deemed to exist between you and UH.com, so we have no obligations to the client. The person in whose name the booking is made is referred to as the client.
Payments
A 30% deposit is due at the time of booking, the balance is due 60 days before the first day of the rental period. If you book less than 8 weeks before the first day of the rental period please send the full amount together with the booking form completed and signed.
Lease period
VILLAS: The minimum rental period for the villas is 1 week in high season, saturday to saturday. During the other seasons minimum rental period is three nights, flexible changeover day.
APARTMENTS:The minimum rental period for our apartments is four nights depending on availability.
Arrivals
Customers are expected from 18:00 to 20:00, unless otherwise specified.
Customers should make sure to respect these times, taking into account times of driving to/from airports.
However, if customers need to arrive at a different time must notify UH.com well in advance to make arrangements with the owner or his representative, if for any reason there is a delay, every effort should be made to contact the owner or their representative. Upon arrival, customers should inspect the property with the owner or his representative and pay him a deposit
against breakages. This deposit will be refunded, less any deductions for damages at the time of departure.
Departures
Customers are required to leave the property at 10am on the last day of the rental period. The owner or his representative will meet you to inspect the property together. If you leave before 10 you must notify the owner or his
representative upon your arrival in order to arrange for a different time for property inspection.
Voucher Pack
The voucher package will be e-mailed to the customer when the balance and the completed booking form has been received. The voucher package consists of: voucher, directions to the structure, useful phone numbers, contact details
of the owner or his representative.
Property description
All villas / apartments are owned by us, some of which are of our dear friends. This is the reason that we know each property very well and provide accurate descriptions. However, we assume no responsibility for any modifications
made by the owners without our knowledge and / or for the construction or modification of the area surrounding the property.
Photographs
Photographs are intended to give a general idea of the properties, rather than the details. UH.com disclaims any liability for any modification of the villa and all aspects of the surrounding terrain, which can be changed
since the pictures were taken. We will do our best to keep up-to-date photographs.
Children's safety and equipment
Those renting with babies and small children should check with UH.com if the equipment is available for children in the selected structure. These may not comply with safety standards and are at your own risk. Not all the properties are equipped with cots and cribs.
Swimming pools
The swimming pool in Italy is open from May to September, unless otherwise specified. Use of the pool is absolutely at the risk of the client and children must be supervised at all times. Pool are not heated unless stated in the description of the property and UH.com assumes no liability if the pool can not be used due to weather conditions or for reasons beyond our control.
Household amenities
The properties are equipped with bed linen, towels and tableware for the number of guests indicated on the booking form. Bed linen and towels are changed weekly. Any extra will bring a surcharge. The owner or his representative will do his best to be sure that water, gas, electricity and services are available at any time. We can not accept responsibility for non-delivery due to circumstances beyond our control.
Party behavior
The customer is responsible for leaving the rental property with all its furniture and effects clean and in good condition, and shall endeavor to inform the owner or his representative of any damage to the property or its contents
and the payment of any damages or shortages, or for additional cleaning because the property was left in a dirty condition. These are private homes, please respect the trust that the owners have offered you and look after the property
while you are there. If the party behave in a way that is not acceptable, the owner or his representative have the right to ask you to leave the property.
Electronic signature
Both parties accept documents sent by e-mail or fax.
Travel insurance and passports
By signing the booking form customers state that they are in possession of a valid travel insurance policy. It is for customers to be in possession of a valid passport and any necessary visas.
Method of payments
We accept payments by bank transfer or online (PayPal system). Please note that for online payments you need to add a total to 4% for PayPal fees. Example (only for payments on-line): a rent of € 500,00 you have to
pay € 520.00.
Changes and cancellations by owner
If the property that the client has booked becomes unavailable for reasons beyond the control of the owner or due to force majeure (including earthquakes, fires, terrorist activities, natural disasters) we reserve the right to offer a similar property to the client where it is possible or refund the amount paid by the customer.
Changes and cancellations by customer
The Lessee is required to notify the Lessor immediately and in writing of any cancellation.
The following fees will apply to any cancellation:
Should the Lessee leave the premises earlier than the agreed departure date, the Lessee will not receive any reimbursement or discount.
